Attracting a better quality of tenant is key to generating higher rent, and ensuring a more reliable stream of income. We take great care to source the right tenants for your properties, focusing on past performance, references, and ability to pay on time.
As part of our vetting process, we carry out in-depth tenant referencing and oversee all necessary financial checks. We also ensure that all marketing is targeted to the appropriate demographic, which improves the likelihood of finding the right tenants more speedily.
As part of our tenancy management service, we always strive to generate the highest rental income for our landlords. However, there’s more to a successful portfolio than premium rental rates. We also focus on finding reliable tenants; those who pay on time without needing to be chased. Another priority is locating long-term renters, as this reduces vacancy and ensures a continuous income stream.
Even the most smooth-running tenancies can run into issues from time to time. We act as the tenant’s first port-of-call, regardless of the nature of the problem. In fact, our emergency service operates 24 hours a day, seven days a week. This ensures that you never have to deal with tenants calling you at inconvenient hours.
We also stay in touch with renters throughout the tenancy, to check in with them, and to make sure there are no issues with the property that we need to be aware of.
Financial management systems
We not only collect all rental payments on your behalf, we also have a comprehensive financial management system. This keeps tabs on all rents coming in (regardless of how many properties are in your portfolio), and other payments too, such as ground rent and service charges.
We were instructed on an extensive portfolio of properties in central London previously managed by another property management agent. We carried out a detailed feasibility on the entire portfolio, looking at rent levels, condition, space configurations and the rent review patterns on the commercial element.
The portfolio arrived with us with a 30% vacancy (or soon to be vacant) rate and with one entire building of 4 flats completely vacant. The portfolio is now 98% occupied and producing an income far in excess of the income levels on instruction. Two flats are currently undergoing refurbishment with one studio flat being transformed into a 1 bedroom flat and a 2 bedroom flat being reorganised to provide more desirable space. This, in turn, is producing a significantly better rate of return for our client.
