When it's time for a tenancy to end, we also ensure that the changeover to the next tenancy begins as seamlessly as possible and where possible, without a void in our client's income stream.

Case study

We were instructed on an extensive portfolio of properties in central London previously managed by another agent. We carried out a detailed feasibility on the entire portfolio, looking at rent levels, condition, space configurations and the rent review patterns on the commercial element. 

The portfolio arrived with us with a 30% vacancy (or soon to be vacant) rate and with one entire building of 4 flats completely vacant. The portfolio is now 98% occupied and producing an income far in excess of the income levels on instruction. Two flats are currently undergoing refurbishment with one studio flat being transformed into a 1 bedroom flat and a 2 bedroom flat being reorganised to provide more desirable space. This, in turn, is producing a significantly better rate of return for our client.
